Commercial and High Strength OSSF and Septic Systems
A commercial OSSF, onsite sewage facility or septic system, or commercial septic system, covers pretty much everything that is not residential. This includes schools, hotels, conference centers, convenience stores, vet clinics, motels, apartments, factories, manufacturing facility areas, and more.
 
We do these in Austin, Round Rock, Georgetown, San Marcos, Kyle, Buda, New Braunfels, Bastrop, and many areas in between.
 
These are generally known as " high BOD " systems,  or high strength wastewater, meaning the sewage strength is much higher than the amounts from a residence (10 times higher, and more). Such systems require not only hydraulic load balancing and disposal, but also proper biological load balancing and treatment. This is often accomplished by flow equalization of the system. Generally, a commercial septic system has a larger volume requirement than a residence.
 
Our designs, done by a Registered Professional Engineer, can be either local permit level, or state permit level through Texas Commission on Environmental Quality ( TCEQ ). This can be a discharge permit, or a non-discharge permit.
 
This includes apartments, retirement homes, banks, convenience stores, car washes, hotels, motels, restaurants, office buildings, retreat centers, retreat camps, and any system that does not have central sewer availability.
 
One of the other major factors in commercial systems is the sewage strength. This is known as high BOD strength sewage. Put another way, if it is higher strength than a home (over 300 mg/L BOD), then you need to use different design criteria. Ground disposal systems that utilize the soil for treatment must not have BOD strengths above 140 mg/liter before being sent to the disposal field. Commercial systems are designed to a minimum standard of 1200 BOD mg/L, and the increased use of low-flow fixtures and waterless fixtures (such as waterless urinals) are increasing the sewage strength to the system.
 
All aerobic treatment units ( ATU ) are designed for residential class sewage. Per State Law, if you want to use one of these units for anything other than residential class sewage, you must hire a Registered Professional Engineer to do this design, as the units were tested only with residential class sewage.
